Land Ownership: Tribal Alottees: The land is held in trust for five members of the Agua Caliente Band of Cahuilla Indians through The United States Bureau of Indian Affairs.
Land Lease: Master Lease #PLS 324, Lessee: Tommy Jacobs’ Bel Air Greens, LP, Albert Howell, General Partner.

Project Location: 

The project is comprised of two parcels totaling approximately 35 acres.

Lot 1 (north lot) APN 502-590-004; 19.65 acres
Lot 2 (south lot) APN 502-310-049; 15.48 acres
Total gross lot area: 35.13 acres

The project site is located north of Sonora Road, east of Farrell Drive, south of Sunny Dunes Road and west of El Cielo Road and is adjacent to, but does not include The Tahquitz Creek Golf Resort is east of the project site and the Mesquite Country Club is west and north of the project site as shown in the map below. The project does NOT include the Tahquitz Creek Golf Resort nor the Mesquite Country Club.

General Pan and Zoning Designations.

Current General Plan Land Use Designation:
“OS-P” = Open Space, Parks / Recreation.
Current Zoning:
“W-R-1-C” = Single Family Residential, 10,000 square foot min. lot size. with Watercourse Overlay

Proposed General Plan Land Use Designation by the applicant:
“VLDR” = Very Low Density Residential; 2.1-4.0 dwelling units per acre (du/ac)

The project will require approval by the City Council of a General Plan Amendment (“GPA”) and a Specific Plan application.

Project Proposal:

Ash, Inc. is proposing to convert the Tommy Jacobs’ Bel Air Greens Golf Course to 71 single-family lots in compliance with the minimum lot size standards of the R-1-C zone. The subdivision includes extending Mesquite Avenue from Compadre Road to El Cielo Road as required by the City’s 2007 General Plan Circulation Element. The northerly part of the site is proposed to remain open (referred to as “desert greenway”).
